Because a tool that tries to serve every market serves none of them well. Showing Bell was written by working Idaho listing agents, and the defaults reflect that: property times run on the listing’s local clock, reminders respect daylight hours, and the whole thing assumes your seller may be a rancher without a smartphone habit or an owner three states away.
It also means the awkward Idaho cases are first-class rather than an afterthought. Land with a locked gate. A vacation rental with paying guests in it. A vacant transfer listing in Mountain Home. None of those fit a system that assumes a lockbox on a suburban front door.
Start with the kind of listing you have
Idaho showings break down by property type far more than by city. A cabin that rents nightly in Island Park and one in McCall have the same problem as each other, and nothing in common with a student duplex in Rexburg.
