A vacation rental that is still earning is the hardest thing on your board to show. Guests check out Sunday, cleaners come through, a new guest arrives Thursday, and somewhere in that gap is a showing nobody wants to get wrong.

Showing Bell reads the property’s Airbnb or VRBO calendar feed directly. Booked nights block themselves on your showing calendar and stay blocked, without anyone re-checking the reservation calendar every morning.
As far as we know, no other showing platform does this at all. It is the one thing on this site we would call genuinely uncontested, and it exists because the people who built it were trying to sell a cabin that was still renting.
When a guest checks out, that evening opens automatically, because a home is showable once the cleaners are through even though the calendar still shows the day as booked. Turnover days get their own handling: if a guest leaves at eleven and another arrives at four, the page offers only that middle window, and everyone on the showing is told cleaners may still be on site.
Short-term rental owners are, almost by definition, somewhere else. Approval is a single tap in a text message, with no app to install and no account to create, so a three-hour time difference stops being the reason a request sits overnight.
If the owner does not answer, the system follows up on its own at four hours and again at eight, inside daylight hours for the property’s local time rather than the owner’s.
At some point before closing the owner needs to stop taking new bookings without cancelling the ones already sold. Because the block comes from the live feed rather than a copy of it, closing the calendar on the booking platform is all it takes. Nothing has to be re-entered here.
One honest caveat worth knowing: Airbnb refreshes external calendar feeds periodically rather than instantly, so a booking made minutes ago may take an hour or two to appear. For a same-day showing on an active listing, look at the booking platform as well.

The feed is read-only and one-directional. Bookings block showings. Showings never touch bookings, and guests are never contacted. Nothing here can cancel a reservation or alter the listing on Airbnb or VRBO.

Anything that publishes a standard iCal export, which includes Airbnb and VRBO. You paste the export URL into the listing once and the feed does the rest.
As fast as the booking platform republishes its feed, which is typically one to two hours rather than instantly. That is a limit of how the platforms publish, not of the sync. For same-day showings on a listing that is still taking bookings, check the booking calendar too.
Yes, and that is usually the best day to do it. Checkout evenings open automatically. On a same-day turnover the middle window opens and everyone is warned that cleaners may still be there.
No. Guests are never contacted and never see the showing calendar. The feed is read-only and one-directional: bookings block showings, showings never touch bookings.
That is the default. Each listing routes approval to the owner, to your team, or confirms automatically, and it is a per-listing setting you can change at any time.
